Mahabaleshwar - MSRDC Corridor Development Plan — key details

The Mahabaleshwar – MSRDC Corridor Development Plan is administered by the Maharashtra State Road Development Corporation (MSRDC) acting as Special Planning Authority for the New Mahabaleshwar Hill Station project. MSRDC was appointed as SPA by the Government of Maharashtra in 2019 to draft the development plan for the proposed New Mahabaleshwar Hill Station area, under the Maharashtra Regional and Town Planning Act, 1966.

The initial New Mahabaleshwar Town Area included 235 villages across four talukas of Satara district — Jaoli, Mahabaleshwar, Satara and Patan. The Maharashtra State Government subsequently approved an expansion of the project to incorporate 294 additional villages, bringing the total to 529 villages across the same four hilly tehsils, with a total project area of approximately 2,097 square kilometres.

The project’s vision is a planned eco-tourism hill station with controlled development around tourism, hospitality and outdoor-adventure facilities. The DP overlay on this page reflects MSRDC’s notified zoning, reservation and land-use boundaries for the SPA area georeferenced over satellite imagery, covering the existing Mahabaleshwar-Panchgani hill station precinct (an Eco-Sensitive Zone) and the surrounding hilly villages.
