Pune Development Plan — key details
The Pune Development Plan is the statutory land-use plan for the Pune Municipal Corporation (PMC) area, prepared under the Maharashtra Regional and Town Planning Act, 1966. The Development Control and Promotion Regulations (DCPR) governing land use and building activity within PMC limits were sanctioned by the Government of Maharashtra on 5 January 2017, and the sanctioned Development Plan for the old PMC limits was gazetted on 8 March 2019. The plan applies to the area first notified under Section 23 of the MRTP Act on 13 December 2007.
On this map the sanctioned plan is drawn as an interactive overlay on satellite imagery, so you can read the DP remark for any plot — its land-use zone (residential, commercial, industrial, public / semi-public, green or no-development), any public reservation falling on it, and the proposed road or road-widening lines crossing it. Search a survey number, CTS number, locality or landmark to jump straight to it, then toggle the overlay to confirm the designated zone before relying on it for a plot decision.
PMC limits span the historic city core and the fringe villages merged in over 2017–2021, covering well-known localities such as Kothrud, Hadapsar, Kharadi, Baner, Aundh, Viman Nagar, Wadgaon Sheri and Dhanori, with employment anchors at the Kharadi (EON) and Magarpatta IT hubs. The adjoining twin city of Pimpri-Chinchwad is a separate planning authority (PCMC) with its own Development Plan, while the wider metropolitan periphery outside PMC and PCMC falls under the Pune Metropolitan Region Development Authority (PMRDA).
